This isn't my area of expertise, but I'm curious and primarily what I am asking is for someone to outline the key characteristics of each and what separates them.

I know a lot of people who may be interested once I've developed expertise and can demonstrate results.

It could lead to a downward spiral - especially if there's only one anchor.My expertise is in residential real estate, so I don't know whether 3.5 years on the market is normal for a property like this in your area. 

I believe a partial from an experienced investor has less risk than buying a performing note on your own as you have their expertise to manage it if it goes delinquent and in some contracts the seller of the partial is responsible for any additional costs such as legal etc.
