It appears you can set up your own Chart of Accounts and designate project codes / entity filters.  

BTW, designating the property as your primary does not alienate the girlfriend in any manner, if there is a lease, the lease must be honored.

You'll have to include on top of that the expenses for tear down/demo, utilities hook up, admin costs for the design, etc.

My point was that at least in Texas(The only state I have purchased a HUD) the HUD designated closing company does do a title seach/report and/or commitment and on the Buyer Select properties the company I use does this as well.

So when they are supposed to make the confirmation call for an appointment they will cancel the pointment because my credit is trashed.
