My 1st move was from an apartment to a home owner was to an affordable house that needed a lot of work, I improved the cosmetic issues but also added value to the home (finished the basement, added a bedroom and a basement) so right off the bat I increased the value of the home and that built instant equity (kind of like a fix and flip, except I didn't flip it instantly I lived in it) Next was to pay off the mortgage, every penny went into the mortgage, you make sacrifices in your life style but at 25 like yourself that wasn't a problem.

And if the A/C goes out in the summer, that is a dire emergency.I have not seen any duplex or multi-family style buildings that have both a permanent and vacation rentals though there might be in town near the Pleasure Pier.

The neighborhood is very trendy and I really wanted to go for an edgy, industrial design but I was pretty nervous about whether I was making a mistake and would just end up narrowing my rental pool by being too style-specific.

Make sure it is complete though, the worst is renting a high end property and not being able to find a coffee pot or a cutting board...For decorations  you can change things up along the way so don't overthink it.
