If you stay on the weekends because you are away Mon - Fri, there shouldn't be an issue.Please note, depending on the location, property type, and seller's situation (i.e. their motivation & desired closing date) 203K loans can be difficult to get accepted. 

Keep in mind the 6 months is from the time of the first payment, not closing date. 

It is livable but quite dated and we would want to modernize/ make more energy efficient and maybe even add a small in law unit if he would like to stay in the home as well.

If you give them proper notice to end their MTM lease, and they're not out by the date you defined, you can go to the courthouse and file an eviction for "tenant holdover".

Year of the house does not define if the sewer line was ever replaced the date that structure was built.
