Now I know what I'm negotiating on with the banks/credit unions I have lined up.One note of interest to me: I called Capital One and they have a recourse loan that doesn't require any cash reserves, I even asked the question a second time to make sure I heard that correctly.

I bet they are in it 50k on legal fees now its highly complicated Old railroad right away that was bought by the state and now its a state asset were they are making it a bike and walking path and the state it turns out cannot be sued for an easement of necessity.. its quite complicated really at the end of the day its a 500k chunk of dirt they either get me my right of way or cut me a check,Now that I am doing business in your fare state and in Charleston SC that has old old parcels and deeds that go back pre civil war..

the arv is 85K and rent is 875.can't you get the home then refi for 68K if this is correct I would take this deal down all day long, in fact this is the exact type of deal I look for.

I think you're instinct on auctions is typically correct, but if you really learn the niche (as is true in most of real estate) you'll likely find an easier time finding deals.

So i've been reading a couple of books on real estate investing and get an overall sense of " get off your butt and start doing" The current book i'm reading is by Brandon Turner " the book on rental property investing" Great book and I feel like it's giving me a good path forward towards starting investment in real estate.
