They will likely already know who is in the area, who wants to be in the area, and what other projects are in the works and further along than yours which may remove potential tenants from the conversation.

All 3 units were occupied very quickly and the property is now cashflowing above our projections with vacancy rate (so far) below what we expected!

Nevertheless, I’m happy to have a conversation with anyone interested in pursuing this strategy.

Our broker mentioned that the average interest rate is 7.5-9% and they have never seen the rates drop below 7%.

The only downside to these is they are typically higher interest rates and shorter terms. 

So one by one they halved the values and almost doubled the tax rate.

After doing this, I then run the property through Airdna.co and/or Mashvisor.com  Both of these tools will give you projections of what type of rental rates, price per night, bookings, occupancy, seasonal variations, etc. 

I’ve noticed that credit unions tend to have slightly better interest rates since they typically are not for profit whereas a normal bank or broker is.

The conventional loan rate was 7.625% for 30- years on a selling price of $100k What made you interested in investing in this type of deal?
