I think it's important to clarify that having non-recourse loans doesn't help you "keep your head above water"....it simply keeps your personal head off the chopping block if/when the SHTF.  ;-)  Class B assets are always good, whether commercial or residential.

As I know of at least one guy that runs mixed crews and is more than willing to train anyone (they do some GC work, concrete polishing, and carpentry, though mostly sub out plumbing, electrical and HVAC), as long as they show up on time.

For example, I often see tax services on second floors...so, focus advertising or networking at local university with accounting program OR contact HR Block corporate and find the department or people at Block, that helps franchisee open up locations and let them know about your available space...more than likely they will have a broker that helps them and will direct you there, but networking with that broker could lead to a very profitable partnership.Basically, figure out the business that can work there and then use common sense to find sources or connections to those types of business people.

In the morning, it blocks sunlight to the street it's located on, and I was glad he ran into financial difficulties, in fact went bankrupt, when selling it.Then there's a Mercedes dealer that owned an empty lot across the street from him, tried to get zoning approval for  parking lot which he never got.
