Basically nothing they claim is true, and sounds like a true entitlement complex coming through.

I am in the Atlanta area and am thinking about investing in a small apartment complex with 700 square foot units.

Most professional corporate housing is super expensive, most big apartment complexes dont offer furnished and AIrbnb is just a mess.

We decided to do it in phases and that of course the units needed to be empty..so..the owner had a notice sent to the tenants that we would be renovating the complex and that if the tenants were willing to move out they would receive a monetary amount to do that. 

I am looking to purchase an apartment complex with 10+ doors in a B or C+ neighborhood.  

I know it's a bit of a lagging indicator, however since I'm investing out-of-state I need a strategy for quickly assessing the rough potential of many unfamiliar markets, after which I'll dive into a few specific markets in greater detail (crime rates, population growth/decline, path-of-progress info from city councils, etc.).At the moment, I have the following:-Whole Foods: A or B-class-Dollar Tree / Dollar General: B- or C-class-MoneyGram or other check-cashing companies: C-class-Bail bonds companies- C-class-Psychic readings: C-classI'm trying to stick to companies that people patronize frequently (i.e. a Tesla or Mercedes dealership would be less-useful, since people only purchase cars infrequently).My questions:1) So far, I've only been able to identify B-class neighborhoods if I find an A-class company and a C-class company in the same shopping complex.  

You match them up in their top condition to see which one really is better.If you are going to make a fair comparison between a marketing company and someone doing it in-house,  don't compare a marketing company with sweet old 56 year old Margaret that has a family of 5 with no time to really give it them all.

I've design everything from complex spreadsheets, to website scrapers, integrate APIs from a wide variety of sources, real time notification systems, dashboards that leverage machine learning libraries to build data models.

Even with the extra complexities of owning from afar, I highly doubt that owning in NOLA would suck up ~2 hrs 5 days a week like a commute from Temecula to downtown SD would guarantee.
