@Justin StearnsEncourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

After giving this vendor a $15k deposit I started to get some weird vibes about them and called the utility company.

Even a request for people being successfully sued is unlikely to get a result, especially one that exceeded regular insurance coverage. 

If you want your rental to be successful, you must continually educate yourself, have strong policies and procedures, and be prepared to take action against bad behavior.The best thing you can do right now is start looking for a professional property manager.
