Some may say to explain to them that you have costs associated with their rental that need to be paid- but I don’t subscribe to that.As a federal employee I am very sympathetic to what your tenant is going through- but again- sounds like he is testing the waters.I would also add that I do not accept partial payment and if you do decide to give them a break I would have them, and the other tenant, execute a formal commitment for the money owed, for what and why so that you can go after them more easily when they decide to take their windfall back pay and upgrade their living arrangements.

I hate to say that, because I really saw a benefit to committing myself full time to being a realtor.  

We have a couple homes we are going to look at soon, but we are still new to this and I wanted an opinion before committing to anything.

Perhaps the existing landlord would be committing slander if it said these things, but in my opinion, it's not a risk I would consider worth taking.

Make sure you know what you're getting into before making any commitments.

That “perfect deal” may be anything but—and you want to find that out before you commit to the purchase.
