I mostly flip in the area and just closed on a deal last year in Huntington Beach. 

They would just look to make sure you have assets for the 20+% down payment and closing costs as well as a decent credit score.

In GENERAL, the lowest price one will pay for a property will be when they pay cash, being able to make an offer without a financing contingency, and with a quick close.  

With my clients I am able to point out obvious signs of foundation issues here in Austin, and I always suggest getting it checked before closing too.

But when you go to sell your flip after the remodel then you negotiate the commission with an agent what you will pay them at closing, as well as, to any buyers agent that bring fort a buyer.

The asset has great potential and is in need of a severe makeover (mainly cosmetic)... there are duplexes in this area that have sold for the same price point with similar units.This deal is a JV with a fellow investor our firm is close with. 

How much on average should I factor in for my out of pocket purchase cost, on top of the offer price, if buyer is responsible for all closing costs?

I’ll be closing on my new primary April.

Seller finance deals rarely close and are generally a waste of time.
