Looking for advice to buy from a wholesaler

Hello,

I'm looking to buying a property from a wholesaler for my first reno to flip. The numbers look reasonable for the area, but I would love to get some advice on hidden costs and what numbers to research (aside from reno cost) before putting in an offer. How much on average should I factor in for my out of pocket purchase cost, on top of the offer price, if buyer is responsible for all closing costs?
