My wife and I currently live, invest and manage properties in a small town in North Eastern Ontario (4500 population) in a similar situation where the main employer (paper mill) shut down 3 years ago. 

The smell was gone after two applications, but it did come back in one area after 6 months of the house being shut up (this was a flip that took 6 months to close--a disaster story for another day).Justin, you may want to recommend this to your landlord, but again, it is their responsibility.

The single pane wood windows are painted shut.  

Lending is pretty much shut from local banks and in PR as far as I know (and I'm doing more research on this) the law in PR doesn't allow for private investors to be on the Deed and use that as security for a note.

Any advice on how I go about getting this place shut down would be greatly appreciated.

It's not like Zillow has shut down Hotpads etc. 

I have a few new units from Amana, I should look into this to see if they have it because I shut down a few of the motel rooms in the winter because our occupancy is low and just leave the PTAC heater on the lowest setting.

@Luke Moore  I hadn't got on BP in a while -- Awesome that you're part of IHCA -- I know I get a lot out of our KS state group -- I'm hoping they have a national small owners conference in the Spring -- I cant recall if they had one this year or not -- I went to one in 2019 - then it was shut down for 2-3 years due to covid -- Anyways keep you eye out for the small owners national convention -- it's a smaller group of folks that go...at least to the one I went to -- I learned a lot and met a lot of good people.  

I then read that some training companies like these had been shut down in a lawsuit, which claimed they did nearly exactly as I had experienced.

None of that inventory is going anywhere, which reduces inventory enough that prices are locked at current levels and buyers are shut out with the combination of high prices and high interest rates.
