Remember they lied on their application and you have no obligations to accommodate them.

I assume they're lying when they mention the NOI so I deduct 25% from what they say the average is.

Not to say you should buy something you cant afford or something in a bad neighborhood, but real estate is a long term game and the numbers don't lie that DC is a great place to buy and hold.
