Could it be because of summer time?

Welcome to bp.Spring and summer beings all the re seminars to the Sacramento area in hopes of finding someone who is willing to drop thousands to join some network.

If the numbers look good there is no reason to wait, but it sure seems like prices are inflated at the moment and I'm hopeful that waiting a bit will see prices get a bit more reasonable once we get through summer.

I'm looking to buy my first duplex with a VA loan to house hack before the summer's over.

One idea hiding in plain sight might be to look for a summer or part time job with any of the following: property management company, even if just cleaning units or on a building maintenance crew; a remodeling contractor as a laborer or carpenter's helper; a painting company doing you know what!

Since its only summer, I don't quite know how I'm going to balance investing, school, friends, etc. but I know that all of the hours of sacrifice will be worth it in the long run.

So I have a lot of communication with my guests, and I am emailing my PM a lot ("these people are celebrating a graduation so can you put fresh flowers and a note saying congrats" "These people want to check in early, will the place be ready?"

It may not always work to find issues, especially when inspecting during the hot summer months.  

We purchased our first rental property last summer and so far it's been what we expect it to be.. the rent covered the monthly mortgage with $200 positive cash flow.

We celebrated by getting tickets for the Circus!
