Wash, Dryer, Dishwasher, Garbage Disposal, Chest freezer, etc.But as far as that clause you asked about; if it were me I would instead insert a clause stating that ALL issues with the property are to be brought to my attention immediately.

Then she has all kinds of drama, she was bringing rent but is staying at her friends house 40 miles away due to storm, ATM did not work properly, car broke down, had to work late, came to town late late night, money order machine at 711 did not work, and there is a never ending stream of excuses.

thanks for the answers guys..i'm still thinking about taking this..simply bc i want to refi soon and it will be easier to pull money out if i have leases signed..even if it's a 3 month lease...btw, it's a check every month that he receives..this is his one payout from the company, and he says he wants to use half to cover 3 months rent and the other to buy his fiancee a car...3200 a month=him living somewhere much nicer than my duplex!
