Don't forget the basics, buy property for less than what it's worth, not just because you are getting just a little money down.In negotiations, break everything down into pieces.

Deferring All Taxes - if you want to defer all taxes, make sure that the total value of what you buy is greater than $580K (or whatever your final combined net sales value ends up at) and that you use all of your sale proceeds as down payment on your replacement property(ies). 

I then placed a tenant buyer who will buy from me when mortgage ready for $899,900.

The downside of selling will also be that our expenses will go up by buying a new home as well, and we aren't very high income earners (we both make a little over $100k/year combined)We also own a few small rental properties in smaller towns nearby in TX, so the rental game isn't new to us!

My experience with the buy-and-hold strategy in real estate has been successful, as my tenant's rent covers all expenses.

If you can submit plans, likely sealed by an architect or engineer, and get the official approval before buying, that would be safest.
