In this case, if a seller is reselling a property within 90 days of purchasing it and well above what he purchased it for, FHA is going to be concerned that the seller is an unscrupulous flipper trying to take advantage of the buyer.While obviously this isn't typically the case, you can see where unscrupulous flippers can do this, so FHA is extra careful and will require two appraisals as well as proof that repairs were completed.

If you don't have a contract or proof of payment then you don't have a prayer in court.I have been fortunate in finding a larger reno team (INC) that is just a little more than most handy man but they are pro's and are very motivated to get in and out to move on to the next one while still doing great work.

Fixing fiberglass bathtub crack

The gel coat is what they spray in the fiberglass mold before the cloth or chopper gunned glass is added when they made the tub and it's the finish you see on any fiberglass tub.The old repair was sticky because someone that did not know what they were doing didn't add enough hardener to the resin.

Keep in mind that with NPN if the note holder fails to make attempts to collect amounts due, the obligation may become uncollectable, so make sure the holder shows proof of demands and check state statutes on the perfection and release of liens.
