first tenant ruins the carpet and breaks windows and your property manager sends you a $6K bill 7 months in? 

We purchased it in November 2020 right before the pandemic at a purchase price of $330,000, a 3 bed 2 bath with a detached garage that was converted into a small room.

Frankly it is invested into another house that we are flipping.

Unproven contractors need to be started with small jobs and they can work themselves into the bigger rehabs. 

Note to self:  never rent your newly renovated family home to tenants...it's too much of a risk and too heart-breaking.
