Probably the safest way to work with them is to have them provide the financing while you do the rehab work and design but with a 50/50 split on the profit, or what ever suits you fancy.

I have 11 what I call A's and they are always full so I have no vacancy factor.. maintenance costs 2 to 3% and that is just filters ... but these homes I brought brand new 5 and 6 years ago.. same cannot be said for used homes generally

One way to make things a little more traceable: Wells Fargo, and I imagine other banks as well, offers a "Reverse Debit Card" that you can give to a tenant Or in this case borrower and they can then go in any branch, swipe their card, and deposit their rent into an account you designate.

Given this review system, it would be extremely detrimental to the guest in the future if they refused to leave by the designated check-out time, although I have never heard of such a thing occurring.
