As an investor if its a remote wholesaler, I do not even bother with them because they are just blindly sending in offers and have no idea what the inside looks like and its a waste of time.

I personally don't bother entering the information based on stated income / assets / etc because it is not a good use of my time (like you showing someone houses that isn't a cash buyer and isn't preapproved), but once I have the full credit package I'll run it and read it.

I highly doubt they even have the money to hire a lawyer nor would a lawyer even bother with something so silly.

If you have insurance on all the properties then I probably wouldn't bother with a large umbrella policy unless you've done something obviously negligent and failed to correct it such as not having a stair rail or if you are in a tenant-friendly state and you haven't tenant-proofed your lease.
