Rentec Direct will collect applications, as well, and for an additional fee (think it’s $15-$25) will run a background check on your tenant - that the system can be set up to bill the applicant.  

On the plus side, they do numerous common repairs, but you must read the contract to be sure it is paid for and you can add "extras".

Definitely if the cash flow is the primary source of return, there are numerous other investments that are more passive (ADU additions are far from passive) that are likely to produce better returns.

When someone parks there , you call the tow company , they snatch the car and charge the person . ( sometimes you get a % of the tow bill) .
