Paying off debt load faster is in business plan.

Short answer is by using leverage, I get better cash on cash returns, and can build  my portfolio and cumulative  cash flow faster.  

But, I am not interested in mile-long threads which do nothing but aim to establish which one of us can eat a longer hot-dog faster...if you know what I mean.  

You could probably start a little faster then I did, but just find a number that works for you.EDIT: I just read your bio, you have been doing some investing for a while.

It is faster and easier than listing a property.

There are TONS of investors who will give you hands-on, real-life information that will propel you 10X faster than a generic guru program, some even on this site...If you take HALF of what they want for that course, you can probably close 5-10 deals from marketing efforts....seriously, most wholesalers on this site would kill to have 10-20k in marketing  dollars to deploy!! 

The sooner you buy, the faster you build equity, the more wealth you bequeath your children.

In most markets 2 bathroom homes sell & rent faster than 1 bathroom homes.  

Better rents, closer to downtown and much faster transition occurring. 

Agreed on you should be able to close much faster.
