The sellers might just not want to work with VA because of its extensive guidelines and protections for the buyers, but it's not like they can flat out not take VA offers.

I'm predicting this to stabilize/stay flat.

I'm looking to update the brick exterior on a 6-flat.

The minimum bid earns 10% flat penalty return, which changes to 15% if redeems after six month mark. 

If I want to wholesale a deal where the best buyer is a retail buyer can I post it on the mls with a FSBO for a flat fee OR a real estate agent If my intent is to use transactional funding.

My thoughts are either a flat fee-for-service to come out each time or a contract promising that if I go ahead with the purchase and rehab, that contractor is awarded the contract.

the 40k we are paying now is on basically level dirt.. although in starting my next 30 lots  moved 10k cubic yards to create better building envelopes and this is on parcel that if you looked at it from the street you would swear its flat.. 

I don't know anything about ListingSpark, but I'm a proponent of flat fee listing when 1) you know how to price--which it sounds like you do, 2) you know what to do to make the house saleable--you're good there, too, and 3) you're comfortable closing through either your atty or title company. 

Ideally, I am looking to get a multi-family (duplex or 3-flat) strictly as an investment property.

I've been on the same idea keeping it to 3/4-flat with a preference towards 4.
