Seeking Triangle NC contractor to view properties with

So far all my purchases have been turnkey properties. They've worked out alright, but I'm looking for some real value-add opportunities in the Raleigh-Durham-Chapel Hill NC area. The problem is I know NOTHING about construction. (I'm not even handy - can't hang a picture frame straight!) I'm looking to work with a professional when it comes to viewing distressed, off-market properties. I'm hoping I can find a contractor or other construction expert willing to tour properties with me and come up with an estimate for rehab. My thoughts are either a flat fee-for-service to come out each time or a contract promising that if I go ahead with the purchase and rehab, that contractor is awarded the contract. Does anybody actually do this? Is this a service I can pay for ad-hoc? Any recommendations for companies or people to work with in the NC Triangle area? Thanks!
