I've been reading and looking at the post auction properties on COSL.

I'm interested in buying at bank auctions in S.Fla for quick flips to contractors and/or other investors.

This week I will be going to the eviction courts and county clerks office to find records of recent evictions, probates, and when auction sales are happening.

Their house was up for foreclosure in two weeks and they were trying to sell before the auction all while trying to find somewhere to move in a market where rental houses were few and far between.Needless to say, they were emotionally worn out.Their predicament was not of their own doing.

I keep my eye out on the MLS and the county auctions for potential Waukesha rental properties, but I've come to the conclusion that unless I dig a lot deeper, the rehab and sell or BRRR strategies are going to work better as an initial entry into the city than a straight rental.

Less headaches, more favorable legal treatment (liens and auctions vs. evictions), far better income to expense ratios, etc.  

Yesterday, I went to my first delinquent tax auction—Berkeley County, SC—just to see how it works.I guess most of them a pretty much the same.
