The other factor is having desirable properties and not a hole in the wall dump, that attracts trouble.

Then, execute a value creation strategy with your investment that generates attractive returns.

I don't know if the profession attracts them, or if it just encourages them to become that way.Hopefully what you had was a lack of communication with this guy, but maybe not. 

You could also paint the deck, and/or add texture to it for a visual change.  

Generally west Germantown is looking more attractive, but even within that there is huge variation.

It is on 33 acres and has a lot of features that make it attractive for assisted living including views of the Mississippi river valley, 33 acres of land with walking path, indoor pool, beautiful flower beds and landscaping.  

Tenants in place at purchase were a nightmare but after the turnover our new building attracted a flood of young professionals.  

I'm starting to believe it will be the opposite. is there anything else I could/should be doing to attract sellers?

What about wholesaling is so attractive to you vs. other investment methods?
