In this case they could make ALMOST $150,000-$200,000 even it if pay full price of $405,000 as the formula does not appear to be consistent in this high end market.

Generally those neighborhoods consist of a good mix of homeowners and renters and have plenty of 2-4 families sprinkled in them.

There are very few houses in the entire area that rent for over $1500 monthly, yet the homes that bring that rent are upwards of $100,000 consistently.
