In the past, it has taken me an entire year simply to get a variance/go through the zoning appeal process, notwithstanding the actual work, construction, and so on (and even minor repairs requiring permits have taken multiple, multiple months due to the building department).Good luck!

The appeal of these cities to me is the proximity to my business and the ability to hire employees that can manage/operate them once there are enough properties to justify it.

Fortunately, I hired an expeditor to work on it and had the unit legalized as an office for my business and spent $6,000, and the expeditor appealed to the city not to impose fines normal in these cases as I bought it at foreclosure to alleviate neighborhood blight.
