All my properties and vehicles came through ok, although I had to wheel my motorcycle up close to the building because I was afraid of a tipover.  

What I'm reading is you want to jump in the water; but you're afraid that the water is cold.

My only issue is i'm afraid i dont know have the knowledge to analyze the situation from all angles and not able to accurately weigh the pros and cons.any help from this great forum would be greatly appreciated.

I am pretty afraid of legal issues and stress around being a landlord so I don't like renting so I figure flipping might be a good option for us.

I buy in the better neighborhoods at rock bottom prices but am not afraid to spend money to improve/maintain the properties so that I can attract and keep great tenants.

I had been contemplating becoming a real estate investor and much like a lot of people out there, I was afraid of the unknown. 

I am afraid I can't make it a rehab deal myself, however, if any one who can make it work, maybe I can make it a wholesale deal?

On the surface, this doesn't look like a great investment I'm afraid.

Moral to my story here is that if your a new investor don't be afraid to spend big money on direct mail or whatever marketing you are going with.
