I do think new models will emerge however the more I digest this settlement & believe me I more than anyone would love to see the industry transformed, I think the more likely outcome is just reduced net commissions and reduced volume for agents, while not being an extinction level event either.

I won't presume that they shouldn't have done this, but will state that in most jurisdictions with rental licensing laws thats a big no-no.To answer your questions generally (not specific to Colwyn Darby, PA because I am not licensed there):1) Generally the county will not allow evictions or rent collection actions if a unit is being rented without a licenses.

I've previously done all less than 4 units where I got residential mortgages at much lower rates that cash flowed well on 15 year.
