After negotiating for a couple weeks they just asked me to send them a contract to review this past Friday :)

I listed it on Friday night at $320,000 and had 12 offers buy Monday.

I spoke with multiple people on Friday before I finally caught him late Friday and he assured my 3 of my 4 batches went out.

(So this Friday I would get the list of evictions for the week ending last Friday)I have them weed through and pull out all management company evictions, and apartment complex evictions and narrow them down to only single family properties and small 2-4 unit properties where the eviction is done by the owner.  

There are two optimum windows of opportunity for cold calling: from 9:00 am to 11:00 am and 4:00 pm to 6:00 pm Monday through Friday.
