But it's too late for that.My question is this:  How should we split the cash flow?  

Then they can split whatever they do (even co-list).  

We concluded the dry wall (Sheet Rock) installation and passed sheet rock inspection.

How easy or common is it for a commercial real estate owner to decide to split the property to rent out to both commercial and residential tenants if they aren't able to rent out the whole building as a commercial space?

Jeremy, i simply don't want the liability of potentially being personally accused of 'id theft' and the likes of 'negligent enablement' thereof in today's highly litigious America where it seems like 50% americans are prescribed some sort of psychiatrics drugs and the other half on recreational ones; and the average civilian being practically a professional 'crisis actor'. frankly, and im not even kidding, 10-20 years ago it used to be that young adults wanted to be rock stars. now its practically like every one wants to be 'lawyer'?

He plans on splitting the building into three units for rental income if he can obtain it. 

They also bought out the laundry so they are not splitting the profits for that.
