I can’t speak much about other markets, but as someone who started off in Columbus, and grew up in Cleveland, i would say that the Ohio market in general is a very beginner friendly state for investors.

When it comes to the 1 electric meter we don't like it due to one owner lost about 100k+ and the other 200k+, one was a "duplex" the other was a 5 unit that really was only able to be used as a 2 unit.

i have recently seen a couple of areas for sale. 1 is 80 acres for 200k with a cabin and hiking trails, the other is 70 acres and rented as farm.  

You have no ability to make improvements to increase the value (and benefit as the owner); you can't deduct mortgage interest on your taxes as you don't hold the mortgage; and you can't own it while the value rises over time.

The premise of the book is that the first real estate “investor” in our country was - ready for this?
