how can set up this whole system (MTR) while being out of state?

My investment sights are set on the scenic Hudson and Housatonic Valleys, where I see tremendous growth and community development potential.💫 My immediate goal is to purchase my first rental property within a year.

As of now we have a date set for them to come do the $13k of work but we have till March 19 before we need a down payment and commit to the work.

Their entire operation should be set up to get things done fast. 

Even if it is mid winter, you could always do an 8 month lease that rolls into a year long lease in August, setting you up for future success, timing wise. 

New York City is still a supply constrained market with ever increasing demand and that isn't set to change.

I have already secured renters and am very excited to get started.Regarding the Chicago market, I have come to understand that there is an abundance of multi-family properties, but it is important to note the property taxes outside the city limits can be very high.

It seems like if a flipper set up and remodeled BRRR deals they could avoid any market ups and downs (Flipper = Buy, Rehab).

Have an idea of the limits you want quoted     - Building - cost to rebuild    - Contents: do you have any business property there (appliances that are not built-in,         maintenance equiptment, furnishings in common areas) - what is the cost to replace them    - Business Income:  What is the total rents minus the costs that don't continue    - Liability:  What limit are you looking for2.
