I know a lot of prospects search on Craiglsist and Zillow, but I'm currious if there are addtional websites I should be taking advantage of to maximize the amount of eyes on my unit.I cannot put a sign in the yard due to HOA and I don't want to pay for a listing.Any recomendations???

I know a lot of investors on this site buy real estate from a distance but in my opinion most first time investors are better off getting experience in their own back yard

I stay away from most HOA's due to fees, assessments and rules unless it's a special circumstance.The pluses are that usually the houses are maintained better, the bad part is that you can get fined for having a couple weeds in the yard.

You could also write a clause in the contract next time, after your full disclosure, that allows you to get in the house and even put a sign in the yard

We don't have basements and yards . 1200 sqft homes are 500,00-600,000 zero lot , can't even walk completely around your house without going into your neighbors gated yard !
