How much more would you have to pay the loan down in order to get rid of the PMI?

They are generally not forgivable and there are very few ways to get rid of them other than paying them off.  

Getting rid of PMI should take 90 days and 10 strongly worded letters to the bank once your below 80% of LV.

We're getting pressure from family to get rid of it and get them paid back. 

Any tips for getting rid of bad smells? 

We have on property manager (Can't wait to get rid of them) that charges a half month rent for the first month that the tenant and 10 percent there after; however, we only paid that fee they first year of doing business with them.

You also don't want tenants that will affect your cash flow every month, So your best bet is to get rid of them.

Some people don't care about making more money, the condition of the properties and the fact they aren't managed well shows the owner obviously doesn't care about more money.Now, that doesn't mean the owner would "give them away" he likely has literally zero motivation to get rid of them.
