They negotiate better than market rates for flooring, plumbing and pro services, but the handyman rates may run higher than the open market since they only use licensed and bonded workers.

Tami,  there are several types that can stick that are not in the ROD office, it is possible for a non recorded lien to exist, just difficult to enforce, but some taxing authorities, and municipal liens may exist but not be yet included on a property tax bill,  i saw one once with a $3,000 outstanding water bill from when the plumbing froze and filled the basement.

C area, so we're not talking high end fixtures or anything, very basic but I don't know if anything is in place so I have to assume plumbing, electrical, HVAC...essentially new construction minus foundation, framing, exterior walls and roofing.
