I'm sure that I'm preaching to the choir (you guys are already aware of this), but it does allow for fractional ownership with equivalent lien positions for all that participate.

In a nutshell, I have been listening to the podcasts , have read Rich Dad Poor Dad and have been participating on the forums here on BP all within the last few weeks.  

I suppose that development is becoming more of a compelling story given the current phase of the overall economy, but I'm far less eager to participate in it than I was when I was younger and more invincible.I say that but I'm actually just about to close on my first "development" property in years. 

Absolutely, its called syndication and you, as a limited partner can put up say $50K, $100K or even $150K and w/n 30 days w/some education, be participating in these types of deals.
