By withholding retention you are incentivizing the GC to complete the project whilst you earn interest on that cash in the process.You'll also need to include a project milestone schedule detailing when each task is expected to be complete.

Duplexes can be build for around $85-100/ft2, assuming middle grade finishes, this does not include land or soft costs.  3-4 unit building would be a decent amount more on a $/ft2 basis due to the use of different code and the increased fire & safety systems.

It added nearly two months on getting the title business worked out which included getting a non-interested fire inspector out twice, who was worse than "No show Jones," then learning that the home was still tied to a different piece of land within our county.
