My main questions are how do I figure out what areas in York are going to be the best for rentals (high occupancy rates) and if anybody has tips for renting in the student market.I'm really excited to be a part of this community and I hope to learn a lot from all of you!

Best case they actually pay you and leave your apartment as it was when they moved in. 

Apart from that, if it’s literally been months just to get this far it will be months more to resolve it.

Now, my boyfriend and I were originally going to get an apartment together but, I noticed we’ll be spending a lot of money for an apartment that we do not own.

My brother's best friend's dad is the owner of another smaller but successful contracting company, for which I even worked a summer renovating apartments.

I haven't tried it before with a furnace, but I do have an apartment building with common areas heated by myself, and tenants are responsible for heating their own units.

If you're using the median rent for NH (which is factoring in luxury apartments and the Seacoast), you're going to be way too high. 

For reference, 1BR apartments goes for 600-1000 currently, depending on amenities and specific location in the neighborhood.
