From the phone calls I am getting from Investors, the majority are focused on Columbus, yes margins seem better in CLE and Cincy but the appreciation in Cbus has higher forecast for next 7-10 years.

I probably would have been better off buying Class C in Oakland or Richmond than in Indy (since CA appreciates more than Midwest) but pro-tenant laws here make me hesitant and it's still expensive.

Do you think it's better to purchase the property in my name or open an LLC and purchase through that?

In any event, with such a stable market (up til this point) lenders are better off holding the loan and foreclosing as they would recoup most if not all their capital, so no need to sell at a discount. 

Maybe I'll talk to a different person who knows the policy better or can explain if there are any special circumstances.

Hi Mo, If you narrowed down your market to a few markets and are pre-approved and ready to buy, but haven't decided on the exact market yet because you want to get a better feel for it, I would recommend starting to build your team.

Would need more information to give you a better idea of exact neighborhoods. 

Initially, he was going to build on the 2 acre lot but the 5 acre has a better view. 

Perhaps someone else has a better idea for you but that is how I would do it.
