In my BRRRR projects I tear out the kitchen and improve the layout, all stainless steel appliances, (the cost is minor compared to white appliances but looks so much better) open up walls for the open concept, gut the bath minus the tub (refinish the tub), new flooring (mostly hard woods), replace windows if necessary, new six panel doors, paint the entire house inside, possibly paint the outside if necessary.

The perfect flip for a newbie will typically need paint, carpet, counters, plumbing fixtures, and MAYBE some subcontracted roof, windows, electrical upgrade, furnace, etc.

If you owner-occupy you can finance it FHA or VA, come in with little money down, and you can skirt some of the STVR regulations in Savannah (as long as you purchase between MLK and Broad and north of 37th-ish (I forget where the exact line is.))

It needed all new hurricane impact windows (replacing Jalousie) and a new roof, current roof 50+ years old, but the place was beautiful inside with quartz kitchen etc.
