That is a long time to wait for a speculative bump.

Most of these Houston threads you are bumping up are more than a year old.

If you tell a worker to go in the garage and get the skill saw and he bumps something bring the lumber you have hanging in the rafters down on him, you could be had.

At a recent new member orientation at my local REI club I bumped into a broker who shares their commission from a purchase with the buyer they represent.

But be sure to double check (call up the city or a local property management company in those areas and ask who can help you answer questions you have, like what their rates are, what does your cabin need to be permitted if the city requires it etc.).If you can get over those speed bumps, I'd say that Big Bear Lake is a solid place to make the right purchase that suits your needs. it is going to be very crowded this winter season.

I would buy if it's cash flowing and working with your budget , but don't count on a big appreciation bump.
