White is easiest to match, goes with everything, easiest to keep looking good, and is interchangeable with other rental units if necessary.

@Dmitriy Fomichenko agree with you about some specialized lenders lending non recourse loan (as i said at second half of my comments ) with a lot of down payment  and higher rate (all about risk adjusted at the end , pay now or guarantee it) ... example : a good commercial rate as of last Friday (Oct/11th ) would be 4.5% APR/25/long term fixed/1% Origination /1 yr IO/20% DP ... highly doubt that those non recourse lender will match a loan similar to that ... 

If I was, I definitely would've been maxing the contribution to get the matching.  

Keep contributing to your 401k to get the company match, but other than that, blow the 401k up at this point I think, don’t let Wallstreet 401k bankers make you think you can’t use your own money. 

Hello allI’m looking to purchase my first buy and hold rental property and had found a few duplexes that matched what I’m looking for but they are fully occupied and I would need the property vacant to perform the needed upgrades to get it to market level, and to get to proper rent $$ each unit should be making.

They always say the deed owner has to match applicants.

So I had my contractor build a closet and paint to match. 

I've actually had to replace drywall before...sealing and painting was just no match for the big puffer who occupied the house for 50 years.
