When purchasing a rental property with tenants?

Hello all

I’m looking to purchase my first buy and hold rental property and had found a few duplexes that matched what I’m looking for but they are fully occupied and I would need the property vacant to perform the needed upgrades to get it to market level, and to get to proper rent $$ each unit should be making.

What are the best ways to handle this type of situation? Any advice is helpful.
