I've been looking to add a new service to make getting comparables easier and propstream is on my shortlist to try.

Negotiations of the final purchase were based on comparable price/sf and cap rate for the area, as well as anticipated deferred maintenance that was estimated during the initial property visit.

Everyone implies something different.I'd compare it to medical advice.

It's best to compare many different list services to see what has the most leads for your specific market

A 4000sqft property is not comparable to a 2000sft property. 

I hear most buyers in this area usually remodel before moving in so I'm interested in finding if selling As-Is is comparable in this area.  

Understand the fees involved and calculate the total cost for an entire year of management so you can compare the different managers.

Have you looked into hard money, of course it has its downside compared to private investors but also some upsides too

DSCR is Debt Service Coverage Ratio, meaning you are comparing the lease to the mortgage PITI payment.
