@Ray ThorsenCheck the laws in your area to make sure there isn't a requirement on how you choose tenants.

you may want to invest out of the area you choose to live, invest when the numbers make sense. 

My wife and I are closing on a triplex that was owner occupied, during the contact write-up the owner wanted to stay there for 30days after closing (for free) if he chooses to stay after the 30days he will rent for $550.

Look for good companies and excellent property management, which is even more important than the market you choose.

There's plenty of brokers out there where you can pick and choose which one is the best for you.

If people choose to not purchase a single family home because it's too expensive it means that many other people are willing to buy it, which drives up the price.

Repeatedly issuing a notice to pay is teaching tenants that their landlord is OK with them paying when ever they choose.

Once it's updated and nice you will get plenty of tenants to choose from.

Like they say, you can make money in an up or down economy, it's simply a matter of choosing your deals correctly.
