Hey Emily -Sometimes landlords choose to make the qualification bar lower for subtenants since the original tenant is still on the hook financially, but at a minimum you should make sure the subtenant has a background check and a verified identity.

I really don't think it got much worse since we had a  slight blip up from 2005-2008, but that's anecdotal.My argument is still the same that of all major investments, apartments are the least variable (barring staying in T-bills).Guess my main issue is the more people talk about a big change, the less likely it is to happen.
