I can send out 65K pieces of mail- get a bunch of people who yell about the post card they get but actually get some people that want to sell.

No disrespect to them but in a changing market, I can't help but to notice them overlooking the long term perspective...Of course we all want to win and I approach it that way when dealing with wholesalers but most of my deals have NOT been from wholesalers because of this.

It could be a win-win as I would increase the rent going forward like many landlords do when buying out an existing tenant, and the tenant would make cash from the old lease and sign a new lease to a property and they might like to continue doing business on.
